HOA Grounds Superintendent

Your outstanding management skills will supervise the planning, organizing, and directing of the daily landscaping maintenance of our beautiful, world-class luxury resort. Your knowledge of all equipment, the repair shop, the procurement of supplies and materials will ensure the budgetary limits are met.  Your assistance in the hiring process will ensure that your team of groundskeepers is top notch.

                                                                                                        HOA Grounds Superintendent

 General Responsibilities

  •         Manages landscape maintenance of entire resort including; cutting grass, trimming, raking, pruning trees and shrubs           and planting.
  •          Responsible for maintaining driveways, parking lots and walkways by removing debris, litter, snow and ice.
  •          Performs basic maintenance on equipment and manages repairs.
  •          Maintains work schedules and labor to meet or exceed the budget.
  •          Responsible for daily/weekly/monthly reporting of labor and expenses.
  •          Purchases parts, material and supplies for all scheduled landscape maintenance projects.
  •          Responsible for acquiring bids for all outside services to ensure best pricing.
  •          Creates and maintains departmental budget and performs within that budget.
  •          Builds positive relationships with owners and guests on property.
  •          Maintains high standards of personal appearance for the department.

 Job Qualifications

     Education:

  •          High school and/or trade school required.

   Experience:

  •          Minimum 5 years of direct experience in the landscaping field
  •          Prior supervisory, budgeting and scheduling experience.
  •          Must have good verbal and written communication skills.
  •          Working knowledge of landscape and irrigation installation maintenance and repair.
  •          Knowledge of Word and Excel preferred.
  •          Must be organized and detail oriented.
  •          Required decision making skills and ability to supervise others.

   License/Qualifications:

  •          Valid license from the Oregon Landscape Contractors Board.
  •          Back Flow Device and Pesticide Application preferred.
  •          Must have valid Oregon driver's license and proof of insurance.
  •          Must meet physical requirements of the position.

  •          Determines the techniques to be used

  •          Interviews, selects and trains Associates
  •          Set or Adjust rates of pay and hours of work
  •          Directs the work of Associates
  •          Appraise Associates productivity and efficiency for the purpose of recommending promotions or other changes in status
  •          Handle Associate complaints
  •          Disciplines the Associates
  •          Plan and control of the budget
  •          Authority to hire or fire Associates, or makes suggestions and recommendations as to the hiring, firing, advancement,         promotion or any other change of status of other Associates are given particular weight
 

Discretion/Independent Judgment

This position does represent the company in handling complaints, arbitrating disputes or resolving grievances.  As a Grounds Superintendent you will be expected to work with Associates and visitors to ensure satisfaction.  A Grounds Superintendent will have to take initiative and get creative in resolving challenges and involve a Director only when previous methods have been unsuccessful.

Physical Requirements

  •          Ability to speak and hear
  •          Close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
  •          Frequent standing with some walking and sitting at times
  •          Be able to work in a standing position for long periods of time (up to 5 hours).
  •          Be able to reach, bend, stoop and frequently lift up to 50 pounds and occasionally lift/move 100 pounds.
  •          Continual use of manual dexterity and gross motor skills with frequent use of bi-manual dexterity and fine motor skills

Working Conditions

  •          Generally in an outdoor setting.
  •          Will be using a computer occasionally.
  •          Varying schedule to include evenings, holidays and extended hours as business dictates.
  •          While performing the duties of this job, the employee is frequently exposed to heat/cold from the mechanical                        equipment. 
  •          The noise level in the work environment is usually moderate to loud.
